How do you determine the rental value of my property?

The rental value of your property is determined by several factors. These include the type, size and location of your property, as well as the internal and external condition.

Do landlords need to use a letting agent?

In short, no. However, you might consider using a letting agent to find tenants, even if you are planning on managing the property yourself, as then they will be referenced by a trusted referencing company. Some landlords use our tenant find-only option to get their property listed online and on social media, to find the right tenants. Others choose to have the property managed by the letting agent, such as Edwards, as it can be a demanding job. We have the experience and resources to resolve most matters quickly and take some of the responsibility from you.

Can letting agents help with legal compliance?

Yes. As experienced agents in rental property management, we would ensure the property meets all legal requirements such as deposit protection, gas safety certificates, electrical safety, and Energy Performance Certificates (EPC).

Will the letting agent handle all tenant communication?

If you decide to choose our fully managed property services then we will handle all tenant communications from simple enquiries to maintenance requests to complaints, and everything in between.

Does rental property management include tenant inspections?

Yes, as standard for us, we would look to inspect your property every 3 months to ensure that the property is being well maintained and ensure your tenants are happy. We provide you with a written report and a set of photographs following each one.

What maintenance services do you provide, and how are repairs handled?

If your letting agent is also managing your property then we would be the point of contact for tenants to report any maintenance issues to, however landlords are ultimately responsible for maintaining the property. As experts in the property world since 2011 we have built relationships with a number of local contractors in and around Loughborough, which means if maintenance is required we can provide a trusted professional to quote and carry out the work. If you would prefer to use your own contractors just let us know, and we can communicate any issues with you to arrange repairs.

How do you reference potential tenants?

We carry out enhanced references on potential tenants to ensure they are the right choice for you and your property. This includes a credit check, right to rent check, landlord reference and income check.

If you instruct Edwards to look after the sale of your property, you will receive all of the below in our all inclusive fee.

Marketing - professional photographs, full measurements, accurate floor plans, well-written details, advertising on Rightmove, On The Market and our own website, posts on Instagram, Facebook and Linked In, accompanied viewings (as appropriate)

Service - online app to see viewings, feedback and offers, as well as a traditional level of customer service by phone and email, viewings arranged by us and followed up within 24 hours, regular communication about your property, activity and the local market, offers negotiated and sales progressed by people with years of experience.

Do I need to do anything to prepare the house for photos and viewings?

We suggest that for our take on appointment, and for all viewings, the property is clean and tidy and presented in it's best light - you only get one chance to make a first impression! Bear in mind that the photos we take will be displayed on our chosen online portals, so some people like to take down any personal photos or remove items of high value from view.

How long does it take to sell?

This is the million dollar question and it very much depends on the local property market and who's looking to buy at any particular time. Some properties sell within the first 2 weeks, while some take 6 months. The most important thing is keeping the communication open and your estate agent understanding your needs and reason for moving so they can best advise and support you.

How long does the legal process take?

The legal process for buying or selling a property is called conveyancing, and you'll need to instruct either a solicitor or conveyancer to act for you once an offer is agreed. The average time from accepting an offer to completion day (moving day) is currently 16 weeks, but it is just that - an average - meaning some sales take 12 weeks and some take 20 weeks.
