Selling a property can be a daunting task. There are so many factors to consider, from setting the right asking price and agreeing a marketing strategy that meets your goals, to getting mortgage advice and quotes for conveyancing. We have created this guide to equip you with all the information you need.
Research
Before you can make such a big decision as to whether it's the right time for you to sell, you must first know more about:
- The area you're selling in - Get to know the details people look for, such as transport links, school information, crime rates, proximity to local amenities etc.
- What the local property market is doing - This can be things such as house prices of similar properties, the number of houses up for sale currently or recently sold. This can give you an indication of what's happening in your area.
- Who's looking to buy in the area - Find out about the types of people buying in your area, such as growing families, young couples, landlords etc. This can help you and your agent target the right buyers.
- What your home is worth - You could spend hours researching this yourself, or better still, you could leave the hard work to us and we will present all of this to you on a valuation appointment.
Marketing
Now that you have chosen your estate agent, it is time for them to create detailed marketing information for your property.
There is more to marketing a property than you might think, so using an experienced estate agent with a transparent process makes all the difference.

Upon receipt of an offer we qualify the buyer and get full chain details so you can make an informed decision as to whether they are the right buyer for you. We are always on hand to provide guidance and advice, but ultimately all decisions are made by you and we are happy to carry out your instructions.
Sales progression
Finding a buyer is just the start! Once you accept an offer, we will start to proactively chase the sale through to a successful completion. We do not just support the sale, but take an active role in progressing it and chase most sales weekly, or more frequently if required. This includes:
- Ensuring paperwork is issued promptly by conveyancers, and returned to them equally as quick
- Checking with conveyancers that searches are ordered and enquiries are raised efficiently
- Following up the mortgage application and survey
- Being on hand to resolve any concerns raised by surveyors or conveyancers
